The Fairview is a garden oasis of tranquillity in vibrant, bustling Upper Hill, Nairobi, sought out by discerning travellers as the perfect East African venue to relax and do rewarding business. Acquiring the Fairview announced the group’s entry into East Africa’s fast-growing hospitality market, bringing us face to face with the nuances of this exciting market.

Leisure and business travel to Kenya was troubled this year by the terrorist attacks on the Dusit Hotel complex, as well as its turbulent national election. These events subdued business and tourist interest for months.

At present the group is fine-tuning the Fairview brand and its operations, which includes marketing more actively to South Africans and positioning Fairview as a first choice conferencing, events and wedding venue.

Our Courtyard Hotel brand merges the feel of traditional hotels in magnificent buildings, with modern conveniences and touches. These include WiFi, access to boardrooms and offices, as well as a personal shopping service.

Based on a four-star select service model, our Courtyard Hotel offering attracts guests who appreciate its clubby manor house feel and sprawling garden ambience. International visitors tend to stay longer than local guests, probably as doing business from the room or lounge and touring is so convenient.

Business travel expectations are changing rapidly, which has prompted us to refresh our service offering. Along with in-room connectivity and entertainment upgrades, we have introduced high-end coffee machines and in-room clothes ironing boards.

Solo female travellers are a fast-growing hospitality trend, requiring heightened security and women-friendly touches to bolster the Courtyard’s appeal as a safe and welcoming haven for solo travellers.

Our first ‘new concept’ Courtyard Hotel is being built at Waterfall City and scheduled for completion in November 2020. This 10-level hotel will include a rooftop bar/function area as well as a 100-seater conference facility. It will have 160 rooms as well as eight suites, meeting rooms, a swimming pool and a gym. In line with current trends, its rooms will not have built-in kitchenettes.

Our City Lodge Hotel brand is well entrenched in its market category. The brand generally performs best during the week, in contrast with our Road Lodge brand, which peaks on weekends. We attempt to grow weekend occupancies by offering attractive weekend promotions.

City Lodge Hotel continued adding fun and relaxation elements to our brand by rolling out a craft beer offering and extending the in-house #Cafe menu across all dietary requirements, from vegan to banting. The brand is becoming known and soughtafter across Africa, with City Lodge Hotels recently opening in Dar es Salaam (Tanzania) and Nairobi (Kenya), with Maputo (Mozambique) to follow shortly.

We have identified the Town Lodge brand as potentially having special appeal to younger travellers. Our latest refurbishments reflect this insight by creating a connected and welcoming environment in reception areas, featuring lots of shared working space, good connectivity and excellent WiFi – all within a more modern look combining natural fabrics and textures.

The Town Lodge brand is gaining traction with a younger, millennial market that values socialised working spaces and good connectivity. This approach will be featured in our new Umhlanga hotel and in refurbishments to existing hotels.

The brand recently piloted a self-service grab and go food concept at Midrand featuring microwaves, sandwiches and salads. We are presently adjusting food portion sizes, based on guest feedback, before rolling this out across the portfolio.

Through the programme, a staff member suggested installing outdoor gyms at our lodges. In its piloting stage, we believe that these gyms will certainly fit the younger and funkier offering that we are creating.

This brand caters largely for guests who are self-employed or from small companies, generally paying their own bills. Although Airbnb certainly takes market share, the brand remains popular for family travel (weddings, sports events and funerals) and school or sports groups.

Road Lodge rooms are compact but not squashed, featuring crisper, new look linen on the beds with blanket protectors rather than the traditional bedspreads.

Each room offers tea and coffee, with light breakfasts served according to a rotating menu basis so that regular guests can stay up to four days without repeats.
